Anna Avruchevsky is a Senior Associate in the Firm’s Real Estate and Construction and Design Practice Groups. Anna represents developers, private owners, cooperative and condominium boards, purchasers, sellers, landlords and tenants in sophisticated real estate, construction and design matters, with a particular focus on construction contracts, design professional agreements, access and license agreements, acquisitions and dispositions, multifamily transactions, commercial leasing, financing and development-related transactions.
Anna’s practice includes the preparation and negotiation of AIA construction agreements, architect and consultant agreements, construction management agreements, access and license agreements, property management agreements, commercial leases, purchase and sale agreements, loan documents and related project documentation. Her work spans ground-up development, private estate renovations, multifamily acquisitions and sales, commercial leasing, cooperative and condominium matters, and the practical “dirt law” issues that arise in complex New York real estate transactions.
Anna regularly advises clients on risk allocation, indemnity, insurance requirements, project access, adjacent property protections, construction logistics, title and survey matters, development strategy and practical dispute avoidance in connection with complex construction, renovation, acquisition, disposition, financing and leasing matters.
Anna also serves as outside counsel to cooperative and condominium boards, advising on day-to-day governance, shareholder and unit-owner issues, capital improvement projects, façade work, lobby renovations, elevator modernization, refinancings, building operations and quality-of-life matters. Her counsel is grounded in practical risk assessment, liability analysis and efficient project execution.
In addition to her transactional work, Anna is experienced in negotiating access and license agreements for construction projects throughout New York City, including matters involving neighboring property access, pre-construction surveys, monitoring, protective measures and project-related coordination among owners, contractors, engineers and consultants.
While in law school, Anna served as a mediator for the Equal Employment Opportunity Commission, where she developed negotiation and dispute-resolution skills that continue to inform her practical, business-minded approach to resolving project issues before they escalate into litigation.
Representative Experience
Anna has represented clients in connection with significant real estate, construction and development matters, including:
- the $12.2 million acquisition of a New York City development site in 2025, and
- the related 2026 $28 million construction loan closing for the development of a new condominium project;
- the sale of a $72.5 million townhouse reported by The Real Deal as one of the notable residential sales of 2024;
- the acquisition of a $19 million cooperative apartment featured in The Real Deal in 2025; and
- multiple construction and design contracts for a private estate renovation in Florida, involving project costs of approximately $100 million between 2023 and 2025.
